The short answer is Bang Tao. It holds 186 of the 571 Phuket listings in our catalogue — the deepest inventory on the island — with Laguna Phuket's resort infrastructure behind it, a six-kilometre beach in front, and a median asking price of THB 12.3M at roughly THB 140k/m². The listing count describes the selection available, not how quickly a property will resell. But "best" shifts with purpose: Rawai offers a resident-led setting, Nai Harn centres on its beach, and Kamala suits buyers seeking privacy. What follows compares the districts on catalogue data rather than reputation.
- Letting to holiday traffic: Bang Tao — the resort demand is already built, and you are not waiting for a district to mature.
- Compare entry prices: THB 3.6M in Rawai, THB 2.2M in Kathu and THB 2.1M in Nai Yang; the Phuket-wide floor is THB 2.1M.
- A home first, an asset second: Nai Harn or Kamala — small, settled markets around two of the island's best-regarded bays.
- Resale flexibility above all: Bang Tao again. The widest pool of future buyers is the least glamorous and most useful advantage a district can offer.
One island, several markets
The catalogue contains 571 listings across Phuket, with a combined median asking price of THB 10.2M. Apartments start at THB 2.1M; villas start at THB 4.2M. District examples include Rawai at THB 8.0M and Nai Harn at THB 11.0M. Different property mixes contribute to these figures, so compare like-for-like homes before drawing conclusions about the location.
Bang Tao: the case for liquidity
Bang Tao accounts for 186 of our 571 listings across Phuket. Laguna Phuket anchors the district — five-star hotels, golf, a chain of lagoons around which the coastline was planned — while Boat Avenue supplies the daily life: groceries, clinics, restaurants that stay open in the low season as well as the high. The beach runs six kilometres; the airport is about twenty minutes away. None of this is speculative. A buyer here is not underwriting a district's future; the district is finished, and the price reflects it.
What the finish costs
Bang Tao's catalogue median is THB 12.3M, compared with THB 10.2M across Phuket; its median asking price per square metre is THB 140k/m². The 186 listings include different property types and budgets. Layan, immediately north, has 59 listings of its own. These figures describe the shortlist, not a measured liquidity premium or the number of future buyers.
Kamala and Surin: the quiet premium
Kamala has 42 listings at a median of THB 11.3M; Bang Tao has 186 listings at THB 12.3M. The districts also differ in character. The bay is enclosed and calm; the hillside above it, known locally as the millionaire's mile, carries some of the island's most expensive private villas; Cafe del Mar gives the beachfront its one fashionable address. Patong is twenty-five minutes away, and the headlands keep its noise from carrying. Surin, the next bay north, is smaller still at 24 listings, held largely by owners in no hurry to sell, so bargains surface rarely. Buyers choose this stretch for privacy and keep it for the same reason.
Rawai and Nai Harn: the south, priced two ways
The island's south makes the cleanest natural experiment in Phuket pricing. Rawai — 53 listings at a median of THB 8.0M — is where long-stay residents concentrate: a working waterfront with a seafood promenade, a shore used for boats rather than swimming. Nai Harn, one headland away, has a beach that appears in Asia-wide rankings and a market of just 18 listings at a median of THB 11.0M. The two districts share roads, schools and supermarkets; their catalogue medians reflect different properties and cannot isolate the price of a swimming beach. Buyers who would drive the five minutes to Nai Harn anyway tend to conclude that Rawai is the sensible ledger entry.
The northern corridor, in brief
Nai Yang (33 listings), Nai Thon (16 listings) and inland Thalang (29 listings) offer alternatives in northern Phuket. Kathu (44 listings) sits mid-island and is worth checking if daily travel matters more than beach access. Read each district guide and test the routes you expect to use. Catalogue size alone cannot establish how long a resale will take.

The rules do not change with the district
Wherever you buy on the island, the framework is the same national one. Foreigners may own condominium units outright within the 49-percent foreign quota of a building's saleable area; leasehold runs 30 years; the transfer fee is 2 percent of the registered value, with the split between buyer and seller set in the contract. Villas involve land, which foreigners cannot hold directly, so villa purchases are structured through leasehold or a Thai company — a subject our ownership guide treats separately. District choice moves the price and the tenant; it does not move the law.

FAQ
Which area of Phuket is best for rental income?
Choose the rental property before declaring a winning district. Bang Tao has 186 listings and Kamala has 42 listings in our catalogue. Those figures help you find alternatives, but rental income and resale prospects need property-level evidence: achieved rents, occupancy, costs and comparable transactions.
What is the cheapest area to buy property in Phuket?
The Phuket-wide catalogue floor is THB 2.1M. Compare district entry prices: THB 2.2M in Kathu, THB 2.1M in Nai Yang, THB 2.4M in Thalang and THB 3.6M in Rawai. Entry price is not the median: Rawai's median is THB 8.0M, compared with THB 10.2M island-wide. The lowest-priced properties differ in type and size.
Is Bang Tao overpriced?
Bang Tao's median asking price is THB 12.3M, with entry at THB 3.1M. Compare that with THB 3.6M in Rawai, THB 4.3M in Nai Harn and the Phuket-wide floor of THB 2.1M. Our catalogue cannot determine whether a particular home is overpriced: that requires comparable properties and transaction evidence.
Can foreigners buy property in any area of Phuket?
Yes. The rules are national, not local: condominium units can be owned freehold within the 49-percent foreign quota per building, leasehold runs 30 years, and land cannot be held directly by foreigners in any district — villa purchases are structured through leasehold or a Thai company everywhere on the island.
Which area is best for living in Phuket year-round?
The south. Rawai is the island's established long-stay district — 53 listings, a resident-led service economy and a median of THB 8.0M. Nai Harn suits buyers who want the same quiet with a first-rate beach and accept a smaller market of 18 listings.
Bang Tao or Kamala — how do they compare?
Compare the catalogue medians — THB 12.3M in Bang Tao and THB 11.3M in Kamala — alongside the available inventory: 186 listings and 42 listings, respectively. Bang Tao has Laguna's infrastructure; Kamala has an enclosed bay and hillside villas. Listing counts alone do not establish how quickly a property will resell.
