Laguna Phuket Property: Buying Inside the Estate

Laguna Phuket is not a district. It is a private resort estate on Bang Tao beach — roughly three square kilometres of hotels, golf, lagoons and residential land assembled by Banyan Tree Group on the site of a former tin mine, with its first hotel opened in 1987. Property "in Laguna" therefore means one of two things: residences built inside the master plan under the estate's own brands, or condominiums and villas in surrounding Bang Tao and Cherng Talay that trade on the address. Foreigners buy either freehold condominium units within the 49% foreign quota or registered 30-year leaseholds. Aperwind's catalogue currently lists 186 properties in Bang Tao at a median of THB 12.3M, around THB 140k/m², each with the developer's dated price list.

The two markets are priced, managed and resold differently. Inside the estate, the operator controls the grounds, the standards and usually the rental desk; outside the gate, you are buying an ordinary Phuket project whose main asset is proximity. Either can be a sound purchase.

The single-landlord structure

Laguna Phuket was Asia's first integrated resort: several hotels under one landlord — Banyan Tree, Angsana, Dusit Thani, Cassia among them — sharing a golf course, a chain of lagoons with shuttle boats, and a single maintenance regime. That single-landlord structure is the estate's real economic feature. Roads, landscaping and security are not left to a committee of competing condominium juristic persons; they are run by the group whose hotel rates depend on them.

Where the price gap comes from

It also explains the price gap visible in the catalogue. Bang Tao's median of THB 12.3M stands well above the island-wide median of THB 10.2M, and the estate is the anchor: hotel demand feeds the rental market, the 18-hole course and Boat Avenue feed daily life, and the 6-kilometre beach absorbs density that would feel crowded elsewhere.

What is for sale

  • Branded residences inside the master plan — Banyan Tree Residences, Laguna Lakelands, Cassia and similar phases — sold by the estate's own development arm, usually with an operator-run rental programme attached.
  • Resort condominiums inside or immediately adjacent to the grounds, where the building runs its own rental desk and owners keep more control over use.
  • Villas and condominiums in wider Bang Tao and Cherng Talay that carry the Laguna name in marketing but sit on independent land, priced off the estate's pull rather than its title.

How the paperwork differs

The paperwork differs accordingly. A branded residence typically comes with management and rental agreements drafted by the operator; read the term, the fee schedule and the exit clauses before paying the reservation deposit. An independent project next door is a conventional condominium purchase — quota check, escrow terms, transfer.

Ownership and the closing bill

Thai condominium law allocates up to 49% of a building's sellable area to foreign freehold. In buildings where foreign demand dominates — and Laguna's do — quota can run out, so its availability should be confirmed in writing before money moves. Land, including villa plots, cannot be owned freehold by a foreigner; the standard instrument is a 30-year registered lease, and the villa itself can be held in the buyer's name separately from the land. The transfer fee at the Land Department is 2% of the registered value, split between buyer and seller by whatever the contract says. The calculator below itemises the rest.

Rental economics

Operator programmes in branded residences pool units into hotel inventory and pay owners a share; independent buildings rent through their own desks or third-party managers. Neither model removes seasonality — Phuket's high season runs November to April, and any projection is only as good as the occupancy assumption behind it. The calculator below works from assumptions you set yourself.

Yield uses purchase price plus acquisition and setup costs. Extra costs default to zero: enter your own budget. Include building fees, insurance and a repair allowance in fixed costs; do not also count them in the percentage. Tax and financing are not calculated automatically. Simple payback assumes unchanged income, without resale proceeds or appreciation. This is not a forecast.

Practical geography

The estate opens onto the central stretch of Bang Tao's 6-kilometre beach. Boat Avenue and the adjacent retail cluster cover groceries, clinics, restaurants and banking within a few minutes' drive. The airport is about 20 minutes north — closer than almost any other resort address on the island — which matters for owners who fly in monthly and for the short-stay tenants who pay the rents.

How Aperwind handles a Laguna enquiry

We publish developers' direct price lists with the date each list was received, film projects ourselves on site visits and label every developer image by source, and handle the transaction in Russian or English from reservation through contract review to transfer at the Land Department. If a branded residence's rental agreement needs a lawyer's hour, we say so before you sign.

FAQ

Is Laguna Phuket a separate district?

No. It is a private resort estate inside Bang Tao, on the border of Cherng Talay. Administratively you are buying in Bang Tao; practically you are buying into, or next to, a master-planned estate run by Banyan Tree Group.

Can a foreigner own property in Laguna Phuket outright?

Condominium units — yes, freehold, within the building's 49% foreign quota. Land and villa plots — no; the standard structure is a 30-year registered leasehold on the land, with the house itself held in the buyer's name.

What is the price level around the estate?

Aperwind's catalogue shows a median of THB 12.3M across 186 Bang Tao listings, roughly THB 140k/m², against an island-wide median of THB 10.2M. Branded residences inside the master plan sit at the upper end of that range.

Do Laguna residences come with rental programmes?

Most branded phases do — the operator pools units into hotel inventory and pays owners a share. Terms, fees and owner-use windows differ by phase, so the management agreement should be read before the reservation deposit is paid.

What are the transaction costs?

The Land Department transfer fee is 2% of the registered value, split between buyer and seller by agreement; further taxes depend on how long the seller has held the property. The cost calculator on this page itemises a specific purchase.

How far is the estate from the airport?

About 20 minutes by car — Bang Tao is one of the closest resort addresses to Phuket International, which supports both owner convenience and short-stay rental demand.

Is buying outside the gate a worse decision than buying inside?

Not inherently. Inside the estate you pay for single-landlord maintenance and the operator's rental machine; outside you buy a conventional project at a lower entry point that still benefits from the location. The two resell to different buyers, which is worth settling before purchase.
