What your budget buys in Phuket

A budget is almost always named in the buyer's own currency — “we have 150 thousand dollars”, “we have 250”. The catalogue counts in baht, because baht is what the contract states. Below is the conversion at our own rate, plus a counter: how many Phuket listings fit the amount right now. Today there are 571 listings on the market, the entry price is THB 2.1M and the median is THB 10.2M.

The rate is indicative and comes from our own rates table: the deal itself settles in baht, and the final amount in your currency depends on your bank’s rate on the payment date. The counter covers listings with a stated price; units priced on request are not included.

Why a budget in your own currency keeps moving

The price of a unit is fixed in baht, and baht is what the contract records. Between the conversation and the payment the only thing that changes is the exchange rate. A budget that covered a unit a month ago may fall short today, or stretch further.

That matters more on an instalment plan than on a single payment: the schedule runs across two or three years, and each transfer goes at the rate of its own day. The baht figure does not move at all — only your side of the arithmetic does.

  • A reservation fixes the price in baht, not in your currency: the rate on the payment date stays on your side of the deal
  • Compare two units in baht. In your own currency the gap between them changes daily; in baht it does not
  • A developer's discount for paying in full is calculated on the baht amount, and the conversion has nothing to do with its size

What a budget actually decides

“What can I get for this much” is not answered in square metres on Phuket. The same amount buys either more space further from the sea, or less space beside it, or the same floor area in a building that hands over in two years. There are three levers, and they trade against each other.

  • Construction stage: a metre is cheaper at launch, but the money starts working later
  • District: the price per square metre varies several times over, and that is the single largest difference
  • Type: a studio, a one-bedroom and a villa have different entry points

Construction stage

An early-stage unit costs less than a finished one, and the price of that difference is time: keys in two or three years, and payments tied to construction milestones. How the shares are spread across those milestones is stated on each listing page — we read the developer's schedule and publish it as a table rather than summarising it in prose.

A completed building is the opposite trade: the metre costs more, but the unit can be viewed, occupied or let straight away. Holding costs also start immediately rather than in two years.

District: the metre varies several times over

Divide your budget in baht by the price per square metre and you have the floor area that budget covers in that district. The figures in the table are live: they move with the catalogue.

The table answers “how many square metres”, not “which ones”. A district with a low price per metre still holds expensive villas, and the reverse is equally true, so after the rough sum open the catalogue with the budget filter applied: the button above takes you there with the amount already converted.

Property type

The catalogue holds 418 apartments and 148 villas. Their entry points differ: villas start at THB 4.2M against a median of THB 29.0M, while the catalogue as a whole starts at THB 2.1M.

Floor area does more than set the purchase price. The service charge is levied per square metre, so the area carries straight through into the owner's monthly bill — the calculator in our guide to the cost of owning works out how much.

What to subtract before a budget becomes a price

A budget and a price are not the same number. On top of the price come the one-off costs of the purchase and the fit-out, and once the keys change hands the holding costs begin.

  • The transfer fee and the other one-off payments — the calculator in our guide to taxes and purchase costs works them out
  • Furniture and appliances, where the unit is handed over without a furniture package
  • Holding costs: the service charge, electricity, water, internet and the annual tax
  • A margin for the exchange rate, if you are paying in instalments: the baht figure is fixed, yours is not

It is easier to work backwards: subtract all of the above from the budget, and treat only the remainder as the price to filter the catalogue by. Then the deal does not stall over a missing few per cent at the last step.

FAQ

What can I buy in Phuket for 150,000 dollars?

The baht figure is produced by the converter at the top of this page: the rate moves, and we will not write it into the text. Enter your budget and the counter shows how many catalogue listings fit it today, with a button that opens them as a list. For orientation: the entry price on Phuket is currently THB 2.1M and the median is THB 10.2M.

How much does an apartment in Phuket cost?

Prices are recorded in baht, so a figure in any other currency only exists for the day it is calculated. Across the catalogue the range runs from THB 2.1M to THB 280M, with a median of THB 10.2M and a median price per square metre of THB 130k/m². The currency switch in the site header converts these figures, and every card on the site, at our own rate.

Is 250,000 dollars enough for a villa in Phuket?

Check it in one step: set the currency above, enter the amount and read the counter. Villas on the catalogue start at THB 4.2M against a median of THB 29.0M, so a villa budget and an apartment budget are different conversations. If the counter comes back thin, the table above shows which districts have the lower price per metre.

Which district in Phuket has the lowest entry price?

Read the “From” column in the table above — it moves with the catalogue, so it does not go stale. At the moment entry starts at THB 2.2M in Kathu, THB 3.3M in Chalong and THB 2.1M in Nai Yang. Entry price and price per metre are different things: a cheap unit turns up in an expensive district when it is small.

Can I pay for Phuket property in my own currency?

The settlement with the developer happens in baht. More than that: to register foreign freehold the money has to arrive in Thailand as foreign currency from abroad and be converted inside the country. Transfer routes, the paperwork proving the incoming currency, and the timings are covered in our separate guide to paying for property.

Is an off-plan unit really cheaper than a completed one?

Usually yes, and the difference shows up in the price per square metre. In exchange the buyer takes on time: keys in two or three years and payments tied to construction milestones. How much cheaper in a specific project is visible from its price list and its payment schedule, both published on the listing page.

Why does the counter show fewer listings than the catalogue holds?

The counter takes Phuket listings that carry a stated price. Some units are sold on request, without a public price, and there is nothing to compare a budget against — they stay out of the count. We can show those units and quote a price on request.
