Phuket property prices: areas, types, budgets
The median asking price across aperwind's 571 listings on Phuket is THB 10.2M. The catalogue includes 418 apartments and 148 villas; apartment entry is THB 2.1M and villa entry is THB 4.2M. The figures update with the catalogue, not with a survey of completed sales. This guide compares districts and property types and suggests budget filters for building a shortlist.

District price table, September 2026
The table compares four districts; it is not a ranking of inventory depth or a complete range of district prices. All figures are developer asking prices in Thai baht, current as of 16 October 2026. Medians are quoted rather than averages: a handful of trophy villas would otherwise distort the picture upward.
The districts side by side
| District | Listings | Price range, M THB | Median, M THB | Unit price, median |
|---|---|---|---|---|
| Bang Tao | 186 | 3.1 – 92.9 | 12.3 | THB 140k/m² |
| Rawai | 53 | 3.6 – 98.5 | 8.0 | — |
| Kamala | 42 | 4.0 – 179.0 | 11.3 | — |
| Nai Harn | 18 | 4.3 – 28.8 | 11.0 | — |
| Phuket, all districts | 571 | 2.1 and up | 10.2 | — |
What stands out
Compare the figures rather than a fixed price ranking. Bang Tao has 186 listings, a median asking price of THB 12.3M and a median price per square metre of THB 140k/m². Kamala ranges from THB 4.0M to THB 179M, with a median of THB 11.3M. Rawai's entry is THB 3.6M and its median is THB 8.0M; Nai Harn's entry is THB 4.3M and its median is THB 11.0M. With 18 listings in Nai Harn, adding or removing a project can noticeably change the figures. These are catalogue snapshots, not measures of a location discount.
Villas and apartments: two different price logics
Of our 571 Phuket listings, 418 are apartments and 148 are villas. Compare apartment prices with apartments and villas with villas. Plot, built area, view, completion stage and inclusions can all matter; a mixed district median cannot isolate the value of any one of them.
How the two behave
- Apartment asking prices run from THB 2.1M to THB 67.4M, with a median of THB 7.3M.
- Villa asking prices run from THB 4.2M to THB 280M, with a median of THB 29.0M.
- These are catalogue samples. Listings without a published price and frozen projects do not enter the price calculations.
Budget scenarios in THB
The brackets below are search budgets, not a measured breakdown of market demand. Use exact listing prices at the boundaries: the guide rounds amounts for readability.
The four brackets
- Up to THB 4M — the catalogue floor is THB 2.1M. Compare entry prices in the districts you would use: THB 3.6M in Rawai, THB 3.1M in Bang Tao, THB 4.3M in Nai Harn and THB 4.0M in Kamala. Check exact prices in the budget filter.
- THB 4M–9M — filter by apartment or villa before comparing layouts. The island-wide apartment median is THB 7.3M; the villa median is THB 29.0M. Neither is a promise of a home within this bracket.
- THB 9M–15M — compare floor area, completion stage and inclusions. District medians give context: THB 12.3M in Bang Tao, THB 11.3M in Kamala and THB 11.0M in Nai Harn. They need not remain within this budget bracket as listings change.
- Above 15 million THB — villas and premium condominiums. District ranges extend to THB 28.8M in Nai Harn, THB 92.9M in Bang Tao, THB 98.5M in Rawai and THB 179M in Kamala. Pricing here is asset-by-asset; medians stop being useful, and comparable sales matter more than district statistics.
What drives the price
The catalogue ranges from THB 2.1M to THB 280M. Comparing the endpoints tells you little about two otherwise similar homes; use the following checks when narrowing the shortlist.
The measurable factors
- Distance to the beach. The west-coast beach districts, Bang Tao and Kamala, carry structurally higher medians than the south of the island. Within a district, each step back from the beach line takes pressure off the price.
- Property type and land. For villas, compare plot size and built area separately. A district's overall price ceiling is not automatically a villa price.
- Construction stage. Off-plan phases are generally priced below completed stock in the same project, with the gap narrowing as construction progresses. The update dates on each listing make it possible to see how a developer moves prices between stages, instead of assuming a fixed discount.
- Ownership form. Foreign-quota freehold units in condominiums and leasehold units price and resell differently; the legal structure belongs inside the price comparison, not after it.
- Project economics. Managed projects with rental programmes or hotel-brand affiliation price above unmanaged buildings of comparable location and finish.
- Supply depth. Bang Tao's 186 listings mean genuine choice and comparable pricing; in Nai Harn, with 18 listings, one launch can move the whole district's statistics.
Ownership form and transaction costs
Two structural facts shape pricing more than any marketing does. In a condominium, foreign buyers may hold freehold title to at most 49 percent of the building's saleable area; units inside the foreign quota often price differently from Thai-quota units, and quota availability is worth confirming for the specific unit. Land — and therefore most villas — cannot be owned freehold by a foreign individual, so the standard instrument is a registered 30-year leasehold, frequently with contractual renewal terms.
Costs at transfer
On transfer, the land office charges a fee of 2 percent of the registered value; how it is split between buyer and developer is a matter of contract and is normally stated in the terms of the specific project. Other taxes depend on the seller's holding period and the structure of the deal. Any flat all-in figure quoted in advertising deserves scepticism — the honest answer is calculated per unit, not estimated per island.

FAQ
What is the median property price in Phuket in 2026?
The median asking price is THB 10.2M across 571 direct-developer listings in the aperwind catalogue as of October 2026. Apartments start at THB 2.1M. For two district examples, the medians are THB 8.0M in Rawai and THB 11.0M in Nai Harn; these do not define the island's full district range.
Which Phuket area is the cheapest to buy in?
The Phuket-wide catalogue floor is THB 2.1M. For comparison, district entry prices are THB 3.1M in Bang Tao, THB 3.6M in Rawai, THB 4.0M in Kamala and THB 4.3M in Nai Harn. A district minimum and its median measure different things; compare property type, size and exact asking price.
How much does an apartment in Phuket cost?
Our Phuket catalogue contains 418 apartments, with asking prices from THB 2.1M to THB 67.4M and a median of THB 7.3M. Those figures cover apartments only, unlike the combined district medians above.
How much does a villa in Phuket cost?
Our Phuket catalogue contains 148 villas, with published asking prices from THB 4.2M to THB 280M and a median of THB 29.0M. Compare the plot, built area and inclusions. Listings without a published price and frozen projects do not enter these price calculations.
Can a foreigner own property in Phuket?
Yes, within defined limits. In a condominium, foreigners may hold freehold title to up to 49 percent of the building's saleable area. Land and most villas are structured as a registered 30-year leasehold, often with contractual renewal terms, since foreign individuals cannot own land freehold in Thailand.
What fees apply when buying property in Thailand?
The land office charges a transfer fee of 2 percent of the registered value; how it is divided between buyer and developer depends on the contract and is normally fixed in the project's terms. Other taxes vary with the seller's holding period and the deal structure, so they should be calculated for the specific unit rather than taken from a rule of thumb.
Are the prices in the aperwind catalogue negotiable?
The prices shown are developers' direct asking prices, each with the date it was last confirmed, so there is no agency markup built in. Payment-plan terms or stage discounts vary by project and by construction phase — that is a conversation to have with the developer about a specific unit, and one we support in Russian and English.
