Developer renderPhuket vs Pattaya: a property buyer's comparison
Phuket and Pattaya solve different problems for a property buyer. Phuket is the deeper resort market: our catalogue lists 571 properties there — 148 villas and 418 apartments — from THB 2.1M, with a median asking price of THB 10.2M across 189 developments. Pattaya is the urban, lower-friction alternative, but our coverage of it is deliberately compact: 2 vetted listings, not hundreds. If your priorities are villa stock, beach districts with distinct pricing tiers and a broad choice of new builds, Phuket is the stronger case and the one we can document in detail. If you want a city condominium at a smaller ticket and are comfortable choosing from a short list, Pattaya can work — and we will say plainly where our data is thin.
Two markets, two operating logics
The comparison is less about which city is "better" and more about which mechanism you are buying into. Phuket is an island resort economy with an international airport and a west coast where each district — Bang Tao, Kamala, Nai Harn, Rawai — trades in its own price band. Villas are a native asset class there, not an exception. Pattaya is a continental city within driving distance of Bangkok: condominium-dominated, vertically built, with an urban service economy that runs year-round. Neither logic is superior; they attract different capital with different expectations.
What differs mechanically
- Stock structure: Phuket splits meaningfully between villas (148 in our catalogue) and apartments (418); Pattaya's market is overwhelmingly high-rise condominium stock.
- Buyer intent: Phuket skews toward lifestyle use and long-hold resort assets; Pattaya toward compact urban units and smaller entry tickets.
- Supply geography: Phuket's west-coast land is finite and priced accordingly; Pattaya builds upward, which moderates per-unit pricing.
- Season profile: Phuket demand is concentrated in the November–April high season; Pattaya's city economy runs on a flatter annual cadence.

What the catalogue shows in numbers
Our Phuket catalogue contains 571 listings, from THB 2.1M, with a median of THB 10.2M. Pattaya contains 2 listings, from THB 5.3M, with a median of THB 6.7M. The smaller Pattaya sample describes only the properties we list, not the whole city. The same limitation applies to Phuket: neither median is a survey of completed transactions.

The legal framework does not favour either city
Whatever tips your decision, it will not be ownership law: the rules are national. A foreigner can hold a condominium unit freehold within the 49% foreign quota of a building's saleable area — the mechanism is identical in a Bang Tao low-rise and a Pattaya tower. Land under a villa cannot be owned by a foreign individual, which is why villa transactions are typically structured as a 30-year registered lease with contractual renewals. Transaction costs follow the same national schedule in both cities.
The two ownership routes
- Freehold condominium: available to foreigners within the 49% foreign quota per building.
- Leasehold: 30 years registered, with renewals as provided in the contract — read those clauses before the deposit, not after.
- Transfer fee: 2% of the official appraised value, payable at the Land Office; the split between buyer and seller is negotiated.
- FET form: funds remitted from abroad should arrive documented by a Foreign Exchange Transaction form — it underpins foreign-quota registration and later repatriation.

| Property price | THB 8,000,000 |
| Transfer fee: 50% of a 2% fee | THB 80,000 |
| Sinking fund | THB 27,000 |
| Total of included items | THB 8,107,000 |
Freehold purchase example: appraisal is assumed equal to price, the baseline fee is 2% and the buyer pays half. Enter the Land Office valuation, applicable rate and your contractual split. Concessions are not detected automatically. Excludes seller taxes, maintenance, meters, furniture and legal fees; not a lease registration calculator.
Rental profile: resort seasonality versus city cadence
Phuket's rental market is a resort market: demand peaks in the November–April high season, villas command a short-let premium, and results depend heavily on district and management quality. Pattaya's demand is more urban — a year-round city with weekend traffic from Bangkok — which tends to mean steadier occupancy patterns on smaller units. What we will not do is attach a percentage to either city. Advertised yields in this region are routinely built on assumptions the buyer never sees. If a return matters to your decision, ask us for the rental history of a specific unit or the contractual terms of a specific managed programme, and run your own assumptions through the calculator below.
Rental yield calculator
| Total invested | THB 8,000,000 |
| Gross annual income | THB 450,000 |
| Income after entered costs | THB 315,000 |
| Gross yield on total invested | 5.6% |
| Yield after entered costs | 3.9% |
| Simple payback | 25.4 years |
Yield uses purchase price plus acquisition and setup costs. Extra costs default to zero: enter your own budget. Include building fees, insurance and a repair allowance in fixed costs; do not also count them in the percentage. Tax and financing are not calculated automatically. Simple payback assumes unchanged income, without resale proceeds or appreciation. This is not a forecast.
An honest word about our Pattaya shelf
Our Pattaya coverage is 2 listings across 1 project. Phuket has 571 listings across 189 projects. That is a difference in our coverage, not proof that one city's market is more liquid or its properties more thoroughly checked. If the Pattaya shortlist is too narrow, broaden the search rather than treating our catalogue as the whole market.
Where to go next
If Phuket is the direction, the groundwork is already written: the district guides at /areas/phuket cover Bang Tao, Kamala, Rawai and Nai Harn individually; the "How to buy" guide walks through the transaction step by step; the "Phuket prices" report goes deeper into the per-square-metre data; and the new-build hub at /complexes/phuket lists the 189 developments. Many developers there offer interest-free instalment plans running until key handover — the specific schedules vary by project and are available on request.
A working order of steps
- Shortlist two or three districts using the area guides, not the whole island.
- Request dated developer price lists and instalment terms for the specific projects on your shortlist.
- Before any deposit, confirm quota availability (freehold) or renewal clauses (leasehold) and plan the FET-documented transfer.
FAQ
Which city is cheaper to buy in?
Compare the catalogue floors: THB 2.1M on Phuket and THB 5.3M in Pattaya. The medians are THB 10.2M and THB 6.7M, based on 571 listings and 2 listings. These samples contain different homes; use the property cards to compare similar type, size and completion stage.
Can a foreigner own property outright in both cities?
Yes, on the same terms — the rules are national, not municipal. A foreigner may own a condominium unit freehold within the 49% foreign quota of the building's saleable area, in Phuket and Pattaya alike. Foreign individuals cannot own land, so villas are typically held via a 30-year registered leasehold with renewal options written into the contract.
Are the purchase costs different between Phuket and Pattaya?
No. Transaction costs follow the national schedule: the transfer fee is 2% of the official appraised value, paid at the Land Office, with the buyer–seller split a matter of negotiation. Other duties depend on the seller's status and holding period and should be itemised for your specific transaction before you place a deposit — in either city.
Why does your Pattaya catalogue have only 2 properties?
Our Pattaya catalogue currently covers 1 project and 2 listings. It is a limited selection, not a census of the city or proof that other properties failed verification. Confirm the current price and availability of any unit you shortlist.
Do developers offer instalment plans?
Many of the 189 developments in our Phuket catalogue offer instalment plans running until key handover, which reduces the capital you commit before completion. The schedules — deposit size, stage payments, final balance — differ by project and change over time, so we provide the current terms for specific projects on request rather than publishing generic numbers.
What is the FET form and why does it matter?
The Foreign Exchange Transaction form is the Thai bank's record that your purchase funds arrived from abroad in foreign currency. It matters twice: it supports registering a condominium in the foreign freehold quota, and it documents the basis for repatriating proceeds when you eventually sell. Plan the transfer so the funds arrive correctly referenced — this applies equally in Phuket and Pattaya.
Which city is better for rental income?
They earn differently rather than one earning more. Phuket is a resort market with pronounced November–April seasonality and a short-let premium on villas; Pattaya runs on a flatter, urban, year-round cadence with weekend demand from Bangkok. We do not publish yield percentages, because credible figures exist only at the level of a specific unit's rental history or a managed programme's contractual terms — both of which we can request for properties you shortlist.
