Jomtien, Pattaya: area guide
Catalogue data ·
Jomtien is the long southern stretch of Pattaya's coastline, on the far side of Pratamnak Hill from the city centre. The same sea and much of the same infrastructure as the centre, at a slower tempo. It is also where our whole Pattaya selection sits — and that selection is deliberately narrow.
The quieter half of Pattaya
Pratamnak Hill separates the two districts. Central Pattaya is compressed, loud and built around short visits. Jomtien runs south from the hill as a beach road backed by high-rise condominiums, with a grid of side sois behind it. Its established audience is long-stay: winter residents and families who take a place for a season rather than a week.
The beach and the promenade
Jomtien beach is a long, straight strip, so the crowd spreads along it instead of gathering in one bay. The seafront carries a promenade for much of that length. The water is the Gulf of Thailand, not the Andaman Sea of the west coast.
Everyday life behind the beach
Sukhumvit Road runs behind the district and carries the traffic north toward Bangkok. Thepprasit Road links the beach to the highway and holds one of the local markets. Behind the seafront the ground is flat and walkable, and the shops, clinics and schools of greater Pattaya sit within the same conurbation.
What the catalogue holds in Jomtien
2 properties, one project. Both are at Aquarous Jomtien: one-bedroom units of 35 and 50 m², priced THB 5.3M and THB 8.1M. For scale across our resort markets, Phuket starts at THB 2.1M and Samui at THB 3.0M.
A selection, not a market
Our entire Pattaya catalogue — 2 properties — falls inside this one district, so the district median of THB 6.7M is the median of that selection and nothing more. It is not a measurement of the Jomtien market, where the projects on offer run into the dozens. Read it as the price of two specific apartments we can show you today.

Who it suits
- Long-stay winter residents and retirees who want walkable daily life by the sea without the volume of central Pattaya.
- Buyers who already know the district and want a specific one-bedroom rather than a choice — our Jomtien selection is 2 properties, not a shortlist to browse.
- Owners renting to Bangkok weekenders as well as to foreign long-stayers, thanks to the road link north.
Reasons to look elsewhere
Jomtien is calmer than central Pattaya but sits inside the same city, and the city's reputation comes with the address. Anyone after seclusion will do better on Phuket's southern beaches or Samui's north-eastern capes; our Phuket and Pattaya comparison sets those two markets side by side. Anyone set on a villa or land should look outside Pattaya altogether: what we hold here is condominium stock only. And with 2 properties the selection is narrow — for breadth, our Phuket and Samui coverage is where the catalogue is deep. For the legal and cost side — the 49% freehold quota, the 30-year leasehold, the 2% transfer fee — see the guide to buying property in Thailand and the tax page with its calculator.
FAQ
How much does a condominium in Jomtien cost?
In the aperwind catalogue Jomtien holds 2 properties, running from THB 5.3M to THB 8.1M, with a median of THB 6.7M. For comparison across our resort markets, Phuket begins at THB 2.1M and Samui at THB 3.0M. That median describes our two apartments, not the Jomtien market as a whole.
Which projects are the Jomtien lots in?
One: Aquarous Jomtien, which holds 2 properties — one-bedroom units of 35 and 50 m², priced THB 5.3M and THB 8.1M. That is what is on our books, not an inventory of everything for sale in the district.
How does Jomtien compare with the rest of Pattaya in this catalogue?
Our Pattaya selection is 2 properties, and all of it is in Jomtien: from THB 5.3M to THB 8.1M, median THB 6.7M. The district therefore covers the full range of the selection on its own — which says more about the size of our Pattaya coverage than about the district.
Can a foreigner buy a Jomtien condo freehold?
Yes, within the foreign quota: up to 49% of a condominium building's saleable area may be held freehold by non-Thai owners. Once that quota is full in a given building, the remaining units are sold on a 30-year registered leasehold. The rule is national and applies in Jomtien exactly as it does in Phuket or Bangkok.
How is Jomtien different from central Pattaya?
Pratamnak Hill sits between them. The centre is dense and geared to short stays; Jomtien is a long beach with a promenade, high-rise condominiums along the shore and a population that stays for months: winter residents and families on long leases. It is not the cheap alternative to the centre, though: our Jomtien lots run THB 5.3M to THB 8.1M.
What is the beach like?
Long and straight, with a promenade along the seafront, so people spread out along the strip instead of gathering in one bay. The water is the Gulf of Thailand, not the Andaman Sea of Thailand's west coast. High-rise condominiums line much of the shore.
What does completing the purchase cost?
The transfer fee at registration is 2% of the assessed value of the unit. What else falls due depends on the seller, the holding period and whether the unit is new or resale; our Thailand property tax guide and its calculator set out the breakdown, and the instalment guide covers developer payment plans.
