About Nichakul Villas
Concept and status
Nichakul Villas is a gated project of 12 private villas with panoramic sea views on a hillside in Lamai, on the east coast of Koh Samui. The developer, Samui Paradise Group, has worked on the island for more than 15 years and has built over 170 houses. Property of this kind in Lamai comes in limited numbers: there is little free land, and the cascading architecture calls for an open panorama.
- 12 villas, each on its own plot of 288 to 484.25 sq m
- 10 of the 12 plots face a panoramic sea view, 2 are surrounded by coconut grove
- Built area of 226.75 sq m or 313.60 sq m depending on the type
- Every villa has its own infinity pool
- A separate leisure pavilion and parking within the plot
- 3 minutes to Lamai beach
Location
The project sits on high ground in Lamai, one of the most sought-after parts of Samui, three minutes' drive from the beach, restaurants, shops and everyday amenities.
Architecture and design
Nichakul Villas is contemporary tropical in style: single-level villas with open layouts, floor-to-ceiling glazing and two living areas, indoor and outdoor. The slope of the site is used so that the pool and living room of each villa face the sea horizon rather than the neighbouring houses.

Investment
- Scarcity of supply
- twelve plots, of which only ten have a sea view; the developer cannot repeat a lot like this in this location
- Developer's record
- 15 years on Samui, more than 170 houses delivered, construction progress monitored live by camera
Investment in Samui property in the panoramic-view villa segment remains the most liquid part of the island's market.
The upper tier of the hill above Lamai belongs to the most expensive segment of Samui's south coast. Villas are built here for the outlook: the line of the bay opens up for several kilometres, while the village with its shops and beach stays within ten minutes down the road.
Nearby
- Lotus's Lamai supermarket
- 2.0 km, 7 minutes by car
- The Hin Ta and Hin Yai rocks
- 2.5 km, 7 minutes
- Lamai Night Plaza, the largest market on the south coast: 2.7 km, 9 minutes
- Lamai International School: 3.3 km, 10 minutes
- Overlap Stone viewpoint: 4.1 km, 9 minutes
- Bandon International Hospital, Chaweng: 7.7 km, 15 minutes
- Bangkok Hospital Samui, the island's largest private hospital: 9.6 km, 19 minutes
- Na Muang waterfall: 9.7 km, 18 minutes
- Central Samui mall: 12.2 km, 27 minutes
- Makro wholesale hypermarket: 12.4 km, 28 minutes
- Samui airport: 14.5 km, 37 minutes
- Nathon pier, ferries to the mainland: 20.2 km, 36 minutes
For a family with children the link to schools and medical care matters: a primary international school ten minutes away, two international hospitals within twenty. For a rental scenario a different logic applies: the guest gets the panorama of the bay and the privacy of the hill but reaches the beach and the restaurants in eight minutes, which holds daily rates high all year.
Two-bedroom villa, 227 sq m
A two-bedroom villa at Nichakul Villas in Lamai suits anyone who wants to buy a villa on Samui with a panoramic sea view while keeping the entry budget reasonable. The single-level house stands on a hillside, on a plot of 288 sq m, with the living room and pool facing the sea horizon.
The layout is built around a single open space and an outdoor leisure area:
- Living room, dining room and kitchen as one space, 48 sq m
- Master bedroom 24 sq m with its own bathroom of 9 sq m
- Second bedroom 20.30 sq m with a bathroom
- Guest WC
- Pool 24 sq m and terraces around it 35 sq m
- Leisure pavilion 10 sq m, laundry and store, parking 24 sq m
- Total built area 227 sq m, of which 124 sq m internal and 92 sq m external
Floor-to-ceiling glazing opens the view of the bay and the sunset straight from the living room, while the second living area under cover by the pool works as an extension of the house in the tropical climate. Air conditioning and the pool's salt filtration system are included in the developer's price.
Additional payments
The land under the villa is held on a 30-year long lease. Title to the house remains with the buyer; the land is leased from its owner under a contract at a fixed rate for the whole term.
- Payment: 3 years in advance in a single payment
- The first payment is made in advance, then every three years through the term of the lease
- VAT
- Construction permit
- Air conditioning system
- Salt filtration system for the pool
- Paid separately
- Running costs: pest treatment, property insurance and the owner's other ongoing expenses
Advantages
Panoramic sea view. The villa stands on a hillside, and the living room and pool face the open sea horizon. The view is not blocked by neighbouring houses thanks to the terraced placement of the plots. Of the project's ten view plots, this one is on the lower tier with a direct outlook over the bay.
Two levels of privacy. The house is organised as a single open space with outdoor areas: a 24 sq m pool, 35 sq m of terraces and a separate 11 sq m leisure pavilion. The 288 sq m plot and the slope of the hill screen the villa from the neighbours and from the road.
About the area
Lamai is among the most sought-after parts of Samui and combines the island's second-largest stretch of beach with well-developed everyday amenities. Nichakul Villas sits on the high ground above the village, which gives quiet and a panorama while keeping quick access to the coast. People buy property in Lamai both to live in and to let: the area works year-round, not only in high season.
Nearby
- Lamai beach
- 3 minutes by car
- The village's restaurants, cafes and shops
- a few minutes' drive
Everyday amenities within walking distance of the foot of the hill
The location gives a combination rare on the island: the panorama and privacy of the hill with access to a lively beach village in three minutes, which bears directly on both comfort and rental occupancy.
Three-bedroom villa, 314 sq m
The flagship villa at Nichakul Villas in Lamai is designed for a family living there permanently and for premium letting. The single-level house of 314 sq m built area sits on a 432 sq m plot in the upper part of the hill, from which the panorama of the bay and the sunsets over the sea is uninterrupted. Villas of this format on Samui are limited: three bedrooms with a full sea view are far from common in the island's projects.
The layout is divided into three functional zones:
- Living room, dining room and kitchen as one space, 72 sq m
- Master bedroom 28 sq m with a bathroom of 10 sq m
- Second bedroom 22 sq m with a bathroom, third bedroom 20 sq m with a bathroom
- Guest WC
- Pool 29 sq m, terraces around the pool 45 sq m, pavilion 8 sq m
- Covered parking for two cars, 34 sq m
- Laundry, store and a plant room for pumps and electrics, 5 sq m
- Internal area 181 sq m, external 116 sq m, total usable 297 sq m
Full-height glazing turns the living room towards the sea, and the pool's overflow edge visually meets the line of the horizon. The covered outdoor living room gives a second full living area, and air conditioning and the pool's salt filtration are already allowed for in the price.
Additional payments
The land is held on a long lease of 30 years and the house belongs to the buyer. The lease rate is fixed for the whole term of the contract and is not revised.
- Payment: 3 years in advance in a single payment
- The first three-year payment is made in advance, then every three years
- VAT
- Construction permit
- Air conditioning system
- Salt filtration system for the pool
- Paid separately
- Corporate tax (where held through a Thai company)
- The owner's running costs: pest treatment, property insurance and other ongoing expenses
Advantages
Upper tier with a sea view. The 432 sq m plot sits in the upper part of the hill, so the panorama of the bay is uninterrupted, with no houses in the foreground. The 28.90 sq m overflow pool visually meets the line of the horizon. Of the project's ten view plots, the upper tier gives the widest outlook.
Three bedrooms with en-suite bathrooms. Each of the three bedrooms has its own bathroom, and the guest WC is separate. The living room, dining room and kitchen are combined into a space of 72.05 sq m. The layout allows a family to live there permanently while receiving guests without loss of privacy.
About the area
Lamai remains one of the steadiest districts on Samui in terms of demand: a lively beach village with restaurants and shops works year-round, while the hills above it form the view segment where the island's premium villas are concentrated. Nichakul Villas stands on exactly such high ground, three minutes from the coast. Buying property in Lamai on the upper tier of the hill means getting quiet and quick access to amenities at the same time.
Nearby
- Lamai beach
- 3 minutes by car
- The village's restaurants, cafes and shops
- a few minutes' drive
The road down the hill joins the main coastal road
The combination of a gated hillside site and three-minute access to the beach holds rental occupancy high all year and supports the lot's liquidity on resale.
